With more than 210 million square feet across three counties, it looks like there’s plenty of space for industrial tenants in South Florida. The only problem is most of the space is taken.

Net absorption of industrial space has exceeded new deliveries every year since 2009, a trend which might or might not turn around with a large number of warehouses coming online over the next 18 months. The demand has driven vacancy rates from over 10 percent during the nadir of the recession to crushingly low levels today.
